    We are looking for a creative tenant to occupy a creative studio in a renovated Paddington warehouse. Comber Street Studios is home to a community of Australian artists and designers. Situated in close proximity to Oxford St fashion, shops, art schools, public transport and a short bus ride from the CBD. Ideal for those in the creative industry - architects, designers, artists, small businesses etc.

    Shared upstairs facilities include two bathrooms, kitchenette, fridge, microwave, hot water dispenser, purified water, free access to high speed wireless internet. The studio is not locked, but for privacy, there is a translucent blind and a locked cupboard for storage of more valuable items.

    Comber Street Studios is home to a community of Australian artists and designers. Situated in the heart of Paddington, the studios are in close proximity to Oxford St, UNSW Art & Design, shops and public transport.     Special Requirements

    Applicants who work standard business hours (9-5 Mon-Fri) are preferred as we are located in a residential area and we need to ensure building is locked outside of these hours.

    Lease Conditions

    + Public liability certificate required

    + This is not a lease, we operate on a monthly tenancy basis (no bond)

    + Payment is on the first of the month, monthly in advance

    + We require one month's notice and final payment must cover rent until the end of the month (i.e. we do not refund for a few days if you notify us on the 25th of the month prior)

    + No on-site parking

    + No smoking or alcohol consumption in the building

    + We do not offer or guarantee quiet space, tenant must have headphones or tolerate a degree of noise on occasion (Regupol accoustic flooring is installed in upstairs spaces)

    + Tenant must be low impact (quiet, keeps regular business hours, very few deliveries, meetings, few clients visiting and no subletting)

    + Tenant must not use toxic chemicals, or store flammable liquids in studio (e.g. linseed oil & oily rags)

    + Tenant must not drill into, paint on or alter the walls in any way

    + Studio must be left in good condition

    + We do not allow access to the building outside of weekdays/business hours (unless approved)

    + Payment is on the first of the month, monthly in advance

    1 hour street parking only. Do not suggest you drive.
