This 1920s warehouse in busy Newtown was converted into three loft apartments which enjoy northern sun and peaceful brick walled courtyards. The fourth street-front apartment on Egan Street is our architecture studio. We currently have two x 2.2m desks available for rent with a small communal kitchen on the ground floor and a bathroom with shower upstairs. Kieran McInerney Architect operates in the space, with Kieran and two employees working part-time in the office. This space would suit an individual or small creative team who want to be in the heart of Sydney's Inner West.
$160.00 per week per desk
One month bond is payable at the beginning of the rent period and will be refunded at the
end of the agreed lease period.
The following services are provided by the proprietor: They are limited to:
• fortnightly cleaner and garbage collection,
• photocopier and A3 laser printer,
• internet connection.
The proprietor does not guarantee these services.
Impressions for prints and copies are charged separately at agreed rates.
Interest on outstanding payments will be calculated at the rate of 10% per month.
Required in addition to that provided by the proprietor must be kept within the perimeter of
the desk bay leased by the tenant.
The tenant is entitled to utilise studio facilities such as meeting spaces and kitchen. They
must be left in a tidy manner and cleaned-up as appropriate for the next user.
The number of people occupying the tenancy at any one time shall be limited to one (1)

The tenant undertakes to personally guarantee the replacement cost of any items
damaged in the tenancy as a result of an action by the tenant, their employees, contractors
or associates whether deliberate or accidental.
