High ceiling warehouse with roller door and swing door access. Adjacent air-conditioned 2 bedroom apartment greenroom with kitchen, lounge, toilet and shower. Kitchenette downstairs, accessible dressing room on ground level and small courtyard.

Tucked behind Moorabbin DFO in the warehouse district - 6 min drive from Mentone or Southland station, 200m walk to daily buses. On-street free parking all day and night.
