13m2 private room with a large frosted external window and an internal window. Great natural light. The room is carpeted but I’m happy if you want to put down a floor covering to do messier work. Large enough to fit several desks and storage. The whole suite consists of two private rooms, a bathroom with shower, a kitchen with gas stove and a large shared area with a balcony. The room is at the other end of the suite so there is very little noise from the shared area. The suite is on the 2nd floor. The building has a lift and intercom at the entrance. The area is part of a small workshop where I make custom silicone prosthetics for amputees. Located near the corner of Plenty Road and Bell St. Easy walking distance to several cafes and pubs. Short walk to Preston High St for all the cafes and restaurants.

Lots of untimed street parking available and short walk to Bell Station. The 86 tram line runs out the front and the Bell St bus lines are close also.

A short drive from the post office, Officeworks, Bunnings, Northland Shopping Centre and several specialty stores
