First floor space currently set up as a gallery. This is above a popular microbrewery which opens Thursday to Sunday, offering considerable foot traffic. The gallery is licensed for the consumption of alcohol during brewery hours, provided alcohol is purchased from the brewery.
Polished wooden floors, reverse cycle air/heating throughout. Eye lighting to highlight artworks on the walls plus downlights, and fluro lighting for after hours. Toilets downstairs are available to use.
Brunswick East is already one of Melbourne's most vibrant and eclectic food and entertainment areas, and a burgeoning arts hub.
Gale Street, just off Lygon st, is developing as a local arts hub. Gale Street Studios and two other galleries are already established in the street, as well as maker's spaces. Frames Ready Made, the artist's go-to framer, is also in the street.

You will be subletting from the brewery owner and sharing the entry and bathrooms. Preference will be given to a gallery operator, or other arts business that can provide synergy with the brewery by mutually benefitting from foot traffic. Noise restrictions apply, so the space is not suitable where loud music is required.
Note that the photos were taken using only the wall lighting, but the space is much brighter with all lights on. Condition overall is very good but there is some maintenance needed in the smaller room, which the lessor may assist with, depending on lessee's needs.
